Duties & Responsibilities of the Maintenance Technician :
Assists in completing work in make-ready apartments, including but not limited to painting, drywall repair, cleaning carpets floors and windows, general maintenance repairs and housekeeping
Performs preventive maintenance and regular community inspections as requested by the Maintenance Manager
Maintains grounds, keeping common areas free of trash and debris
Helps maintain all mechanical equipment including HVAC, plumbing, and electrical
Recommends the repair or replacement of any interior and exterior areas
Understands and complies with Fair Housing laws and standards
Requirements of the Position of Maintenance Technician :
High school diploma or equivalent is preferred, trade and / or technical school training a plus
Computer knowledge with the ability to generate work orders using a property management software system
Must have 1+ year of HVAC experience
Minimum 1+ year of hands-on experience in painting, cleaning, plumbing, carpentry, or similar maintenance related field of work
Must be able to lift and work with heavy equipment
Valid driver’s license, auto insurance and clean driving record are required
EPA, CPO, HVAC and CFC certifications are a plus
Evening and weekend work may be required

BLT is seeking an experienced and dynamic Leasing Manager to join our luxury community located in Jersey City, NJ. Responsible for motivating team members, the Leasing Manager oversees all activities related to daily leasing, move-ins, and renewals to maximize property occupancy and achieve all sales and client satisfaction goals.
Duties & Responsibilities of the Leasing Manager
Supervises leasing team members by interviewing, hiring, orienting, and training employees, while monitoring the day-to-day performance and progress of the team
Creates and manages leasing team schedules, delegating the workload between team members to ensure achievement of occupancy and revenue goals
Actively participates in the leasing process by inspecting make-ready units, qualifying prospects, preparing lease documentation, coordinating renewals, and completing move-in procedures in accordance with established policies and procedures.
Implements creative strategies, contests, and incentives to keep the team motivated to lease and retain.
Monitors and evaluates rental rates and communicates market changes and recommendations to management
3+ years of Property leasing experience
Proficiency with Property Management software, OneSite preferred
Demonstrated customer service mindset
Strong leadership, training and mentoring skills
Professional demeanor and excellent communication skills a must!
